Every refinance has closing costs, and a lower rate alone doesn't make it a good deal. What matters is the break-even: how many months of savings it takes to cover the costs — and whether you'll still own the home past that point.

That's the first number your Rate loan officer will put in front of you. If the math says wait, they'll say wait. If it says move, you'll know exactly what moving is worth.
